As well as dealing with renewals and reviews, we advise on matters such as break clauses, service charges, lease assignments, business rates and repair obligations. We have an immense amount of experience advising parties on the interpretation of leases and how to implement specific clauses.
Although many people may feel comfortable in leasing property without involving professionals, we’re on hand to make our clients feel at ease with the process. We inform and assist to make sure our clients are aware of everything that is involved when entering a binding, long term contract, including any obligations they may be under. When advising our clients, we are often involved in dispelling myths that surround leasing commercial property.
In addition to our rent review and lease renewal services, we are also adept at providing Schedules of Condition, a “must have” for tenants of older commercial property.

We provide this service to both landlords and tenants of commercial properties. Our service includes the inspection of the lease and property, assessing the likely market rent, and advising as to the prospects for the review. When dealing with rent reviews we always try to negotiate to a conclusion, where both parties feel the outcome is fair. It is our belief that it helps in the ongoing landlord and tenant relationship if a sensible approach is taken. We pride ourselves on making complicated processes easy to understand.
We have considerable experience over a wide range of cases. If a negotiated settlement is not possible, we have the credibility to act as expert witnesses in third party determinations.
Commercial lease renewals are dealt with under the terms of The Landlord and Tenant Act 1954; a potentially challenging piece of legislation for the uninitiated.
We work closely with landlords and tenants of commercial properties when renewing their lease, following a smooth process of inspecting the property, considering the terms of the current or previous lease, assessing the terms likely to be included in negotiations and advising on suitable terms for the new lease. We culminate our lease renewal service by negotiating the terms, instructing solicitors and seeing the renewal through to completion.
As with all our services, we consistently work transparently with both parties so each understands the terms of their agreement and which responsibilities lie with them.
Again, as with our rent reviews, we have the credibility to act as expert witnesses if court proceedings are necessary and we can also advise on interim rents. If a lease is not to be renewed we can advise on dilapidations and the other issues that arise at the end of a lease.
